Underducky at columbusING has some doubts about another luxury condo going up in the Short North:
Now, I have nothing against concierge services or rooftop pools, but I do wonder what will become of the Short North when these things become indigenous. Don’t get me wrong, this is not a polemic against gentrification and urban re-development. It’s not even close, but massive urban renewal cannot help but have sweeping and profound effects on communities adjacent and surrounding. I didn’t see anything about any of that in any of the promotional literature I skimmed, just a bunch of stuff about stainless steel appliances.
That’s kind of what I was getting at in this recent post.
But note, the newest condo on the drawing board, Ibiza, is going to go up with no streetcar line at all.

Kind of a snide, off base knock on streetcar impacts.
The streetcar isn’t a method of increasing development in the Short North, but rather, is a way to connect other developments TO the Short North. As can be seen by the luxury high rises proposed in the neighborhood (Jackson, Urban Oasis) the Short North doesn’t need any help with attracting developers. The streetcar will instantly make empty surface lots (like the one on High St. b/w Gay and Long, and those in RiverSouth) more attractive to developers by providing future residents with the ability to hop on the streetcar and be in the Short North in a matter of minutes.
That’s also ignoring the impacts to the convention and tourism industries here in town.
